As the longest-lasting type of swimming pool, gunite pools could remain structurally sound for 100 years or more—meaning that they yield a significantly stronger return on investment than fiberglass pools (which have an average lifespan of 25 years), or vinyl pool liners that typically need to be replaced every six to twelve years. However, even gunite pools require proper care and maintenance in order to stay in prime condition for as long as possible.

- Clean and skim the pool regularly. One of the simplest yet most effective ways to maintain your gunite pool is by keeping it clean. Regularly skim the surface to remove leaves, insects, and other debris that may have accumulated, and vacuum the bottom to remove dirt and debris that have settled. Not only will this keep your pool looking pristine, but it will also prevent debris from clogging the filtration system, which can lead to costly repairs.
- Monitor and maintain water chemistry. Maintaining proper water chemistry is crucial for the longevity of your gunite pool, as imbalanced water may cause corrosion, scale buildup, and discoloration of the pool’s surface. Test your pool water regularly to ensure that the pH, alkalinity, and calcium hardness levels are within the recommended ranges. For most pools, the ideal pH range is between 7.4 and 7.6; alkalinity should be 90-120 parts per million (ppm); and calcium hardness should range from 200-500 ppm. - Brush the pool walls and floor. Even with regular skimming and vacuuming, dirt and algae can still accumulate on the walls and floor of your pool. To prevent this, brush these areas at least once a week. Use a brush made of wire bristles or other durable materials in order to remove buildup effectively, and consider choosing one with rounded or tapered ends to help you access the nooks and crannies. Brushing not only helps maintain the appearance of your pool, but also prevents algae growth, which can be difficult to eliminate if left unchecked.
- Maintain the filtration system. The filtration system is the heart of your pool’s circulation and sanitation process. Ensure that the filter and pump are functioning correctly by checking them regularly; clean the filter according to the manufacturer’s instructions and replace it as needed. A well-maintained filtration system will help keep your water clean, clear, and free of contaminants, ultimately protecting the gunite surface and extending your pool’s lifespan.
- Control water levels. Maintaining the correct water level is essential for the health of your gunite pool. Water levels that are too low can damage the pump and cause it to run dry, while levels that are too high can affect the skimmers and filtration system. After heavy rainfall or excessive use, check the water level and adjust as needed. Ideally, the water level should be at the midpoint of the pool’s skimmer opening.
- Winterize your pool properly. In regions that experience cold winters like New England, properly winterizing your gunite pool is essential to prevent freeze damage. This process includes several steps, such as lowering the water level below the skimmers, draining the pool equipment, and adding the right chemicals to help keep the water clean during the off-season. - Watch water levels over the winter. Although not requiring a lot of time, it’s important to pay attention to rising water levels prior to a winter freeze. If there is water build up on top of the cover, or with mesh-styled safety covers under the cover, it can cause the water to get close to the tile line and skimmers and should be lowered.
